I would suggest to you all to read the landlord tenancy act from front to back. Reading everything that I have so far on there review A) Some of you can break your lease without consequence B) In regards to the tree falling on your car A) if the tree was on their property yes they are responsible to repair it (however not the front office) Their insurance company would pay for it they just have to give you their insurance companies information. If they refuse then you can call the police and then that way you have documented proof they refused to give you what is legally required. B) Any apartment complex In Washington State cannot charge you for or take away from your deposit for normal wear and tear on your apartment unit normal wear and tear by Washington State law is new carpet new paint things of that nature they can charge you for or take away from a deposit for holes in walls broken windows X cetera. In regards to if you are moving into a unit and you notice something that needs to be repaired a upon moving into an apartment unit they are supposed to give you a checklist of which you have 21 days to fill out if they do not give you a 21 day chaklas then all of your deposits are required to be refunded in full if you have a checklist and you have mark things on there that need to be repaired they have X amount of time to fix it and a landlord turned out it will tell you how soon they're required to fix it anything that can bring harm to health as in your heater doesn't work broken windows broken locks things of that nature have to be done quickly somewhere between one day and 3 Depending on what is broken is the apartment complex charges you for the repair that is legal however they have to take the amount of the repair off of your monthly rent for example your rent is $1000 a month you have a broken dishwasher their maintenance charges you $200 to fix the washer your monthly rent now is going to be $800 I hope this helps if you have any questions message me and I will help unfortunately I was in an apartment complex to try to take me to the cleaners and all I have to say is thank God I read the landlord tenant act 3 times from front to back and I found a great lawyer that help me for free

Wow where do I even beggin with this place...Hopefully some one will see this before they decide to pay there money over here @ parkway apartments located in Federal way ,wa (Twin Lakes) From day one I complained about things that needed to be fixed/replaced.. They told me they would get around to it no later than 2 weeks after my move in date..The bed room window wouldn't lock..I was on the bottom floor just to let you know..Most importantly I had to call H.U.D Housing on them because that's who there financed through) to get a lock & wheels put on my slidding door!! It didn't lock & all it took was a 10 part to fix it.. It took them 6MONTHS TO FIX MY SLIDING DOOR!! After I called HUD on them they came & fixed my door the same day & it only took 10 mins outta maintanice time. Next the police stay there in the lot every single night.. Peoples (some times the same cars) vehicles were vandalized,stereo systems stolen...Every night & some times day..People partied like no one else had a job in there..The walls are so then u could here every word spoken in the next apartment.. Last but certainly not lease.. While my car was parked on there property as it was everyday I got home...I had a tree on there property fall & TOTAL OUT MY VEHICLE.. The only response from the landlord Lordas was...."U BETTER CALL UR INSURANCE COMP..WERE NOT PAYING FOR ANYTHING" Althought this is in a great location..Try the other apartments around the area...Trust me this is no place for families/children...

My Mother lives in these apartments..i wish she didn't, im so scared for her everyday I come over its a different story, break ins, partys all night, cars that don't live there going through, drugs, alchool,gang members, only reason she live there is beacause its cheap,u get what u pay for, not for long as soon as her lease up shes out never again will I ever let her move to this area and especially parkways apartments. not recamended unless your into illegal activity.

Parkway has been a very happy home for my family and I. The maintenance guys have been proffessional and fast when I have called. And the office is always nice and prompt to help when I need anything. Those girls always have a smile and nice things to say. I really like the preschool class and the other activities, that is offered for my son, he is 3 years old. It was a very easy choice to move to Parkway after touring the other communities in Federal Way. Parkway doesnt have the extra ammenities like a raquetball court or tanning bed, but the price of the rent makes up for that. I live so close to work that I can save gas and walk, when its not raining outside.

It was a great apartment to live in. I moved out recently because of school, but when I am done with school i will defintley be back. The location is great, the stores are close, you dont need to drive to get anywhere. My apartmetn was maintained very well and the landscaping is nice. I will recomend Parkway now and in the future. The office staff was always good to me.

the area here in federal way is a good location to live. I walk to the store, close to my work and the bank. 5 min to tacoma, 15 min to seattle, 10 min to auburn. The apartment that I moved into has lots of space, good size bathroom and good people next to me. The laundry area is clean and the grass is always green. The manager (april) always has a smile for us and is very kind. I am happy to write a good review for these apartments.

I have only had good experiences living at these apartments. I moved in with no problems, my next door neighbors are quiet and friendly, there is lot of parking and the amenities are fun for the kids. I think the only down fall is that the laundrys are outside the apartment. But they are close enough to walk to the laundry room and they are only $1.25 per load. The bedrooms are big and the carpet is new. I think that these are a very good value.

I had being living here at Parkway Apartments for 3 years now, and i would defenely recoment it. The staff here at parkway is always so helpfull and with a good attitud. I like this place because im a single mom of a 3 year old boy, and i have all shopping centers around, a bus line across the street and a daycare around the coner. Maintence is always on time fixing things at the apartments. I haven't had any problem with the security here either. So ill Defenelly reconment this place.

I moved in parkway a few months ago, I am happy here. My apartment is nice and quiet. They are well maintained. The people are very helpful and understanding, this has been a good choice for me and my family. I dont see us moving any time soon.

Moved in here to save money and I have found it to be a good place to stay. My apartment was clean and there is a ton of closet space. I think these apartments are a great bargain and a nice area, close to my sons school.

I really love my apartment. This is a good neighborhood to raise my daughter. I think these apartments are part of the drug free crime free area. They are not to expensive and my w/s/g is included, so I have been able to save some $. I am a single mom and feel good about where I live. The people around are all very nice and the schools are within walking distance.

We live at Parkway and are really happy here. I like that all the neighbors are really nice, as is the management. It looks clean and it is not expensive like other complexes. I recommend Parkway, and for all people to check these apartments out before looking elsewhere. The apartments are located close to every place that you need to go.

I have lived at parkway for four years. The apartments are clean, quiet and inexpensive! I am very happy here and will reccomend the property to any one looking for an affordable apartment. The staff holds holiday events for the kids and it is a good family neighborhood. I also like that it is close to everything, stores, bus lines ect.

I think that parkway is a great place to live and am very happy here. I have had no problems in my apartment maintenance is always very respectful, they even take their shoes off when coming into my apartment. The management is very nice and accomidating to my needs and requests. I highly reccomend the apartments to any one who wants a nice family orriented communtiy.
